First-Time Home Buyer

So you want to buy a home... great, I love showing homes. But wait a minute Mr. Realtor, won't you only show me homes if I'm pre-approved by a lender? Well, yes and no. If you are looking at homes, you should have an idea of what you can afford and only a lender can truly tell you your market power. If you don't know for sure, no problem. I like to take the approach of not wasting people's time, but showing you homes out of price range is not a waste fo time for me, although you do risk falling in love with a home and then finding out you can't afford it. So, in the long run, it is better to get pre-approved first before looking at homes.

The reason why I will show you homes before you are pre-approved is because it gives me an opportunity to learn what you like and what you don't. However, my policy is to only show homes that are vacant until you are pre-approved. Where do we go from here?

When we meet, whether you have contracted me through this web site, an open house, or called the office; it is important to figure out your goals. For example, if you need me to list your home before you can buy another one, we better get it listed and focus on selling your home. Otherwise we'll spend countless hours searching for the home of your dreams to find out by the time your home sells your dream home is no longer available. When your ready to buy, with the great deals in this market, you need to have your ducks in a row. I can help!

If we have determined you are ready to proceed in the home buying process, we will discuss your home needs and budget. We also need to have an understanding of when you want to close. If we meet at my office, I will generate a list of available homes that best fits criteria. The first time out on showings, I like to generate a list of four homes. Realize in most price ranges there can be 50 homes that fit your criteria. So the first tour lasts about 2 hours and really my job is learn about your needs for your new home. With so many homes on the market, you may discover that one of the four homes is perfect. However, in this market, most buyers still like to do their due diligence and see what else is out there.

Based on your feedback from the first tour, I will use this information to do a second and maybe a third tour, but will be able to eliminate the undesirable listings. Many people ask if I mind them attending open houses. It makes no difference to me. I just ask that you be honest with the open house host and let them know you are working with me. Chances are the host will greatly appreciate knowing your status and if you are interested in the property pass on feedback to me. I also like to know what open houses you attended so that I won't show them to you again.

Now that you have found the right house for you... it is time to make an offer. My job is to educate you on the market conditions of the neighborhood you are making the offer. This will provide you an understanding of how to structure your offer. Once the offer is made and accepted, the clock begins to tick. From this point forward, my job is to make sure all the deadlines are met and that we close on the date you want to close. Your job is fairly simple as the buyer; arrange for the inspection, survey, and finances.
