I want to Sell My Home
People sell their home because they are upgrading to a new home, relocating to a new area, downgrading to a smaller home, divorce, bankrupcy, etc. Whatever your reason may be is called your motivation to sell. It is the business of you and your broker to understand the motivation, however it is never the buyer's business to know your motivation.
When you are ready to sell, here are some things to keep mind. First of all, you need to have an understanding of your market. You can get a general understanding by doing an anonymous valuation. This tool will give you a general understanding of your home value. However, the information used by this tool is not 100% accurate; but it will give you a general idea of your home value. Once you have a general understanding of your home value, you should give me a call so that I can start the process of listing your home.
The first thing I will do is set up an initial appointment to meet you at your home. When I meet with you, I would ask that you give me a tour of your home as though I was a buyer. There may be some intereting characteristics about your home that I may overlook without your tour. After the tour, we will sit down at your dining room table and ask you a series questions to help me successfully list your home. Some of the information that I will need from you is all of the loan information that you have on the property, instructions on showing the property, and any other information important to selling your home.
At the initial meeting, I will ask to set up a second meeting for a listing presentation. Between meetings, I will do a Comparative Market Analysis, also known as a CMA. The purpose of the CMA is to take a comprehensive look at the market in your neighborhood. I will look at what has sold in your neighborhood over the past six months; and also look at active, pending and withdrawn listings. What we are trying to determine is what buyers have been willing to pay in the past, what price sellers are listing at currently, and if there are currently any homes in your neighborhood that are under contract. The goal is to determine how your home will compete in the market.
After the listing presentation, I will ask to be your representative in listing your home. When you agree, I will coach you on how to get your property ready for sale. Please note that my terminology has changed. Once you have decided to list your home, it is now a property. You may have many great memories in your home, but a potential buyer is looking to create memories; not relive yours. I will advise you on how to best stage your home for showings. As we wrap up our meeting, I will take measurements and prepare the listing so that all agents know your home is on the market.
Typically, a couple days after you have signed the listing agreement I will show up with a yard sign with flyers. I will have our photographer come to your home to take pictures, inside and out. Usually within a week, we have all the marketing materials produced and listing service has shared their information to be accessed through the Sears Real Estate, coloproperty.com and Realtor.com web sites.
